Tenant Screening and Selection
We understand how important it is to have good tenants in our landlords properties to help them protect their investment and asset. To make sure we are working the best interests of our clients, we have a thorough tenant screening process which will help to find the best possible tenant for our clients. Here we have listed the ways in which we screen tenants before providing our landlords with the tenant selections they have available to them.
We find the best way of finding the perfect tenant for our clients is to welcome tenants that we have dealt with in the past. By offering a property to existing tenants of other properties within our portfolio, we already know how they maintain the properties they occupy and if they are able to pay their rent on time. As we have an extensive portfolio, we have a range of past tenants that contact us when they are looking for a new place to call home, whom we already know on a personal basis and are able to assess if they are a good fit for our clients.
Open for Inspections
Through our process of running a successful marketing campaign of your property, we should have a number of interested tenants showing up to inspect the property at the scheduled time. At these open for inspections, we collect the details of each of the people that come through and make an effort to have a conversation with the people who are interested in putting in an application for tenancy. This enables us the opportunity to get to know their personality and look for any red flags which may signal a less than ideal tenant, or potentially find the most suited person to the property and our clients preferred demographic.
When we receive rental applications for our clients property, we ensure that we do our due diligence in checking the tenant. This means that we like to do reference checks to ensure that the tenants are able to pay the rental price of the property as well as check in with their past property managers. This allows us to check that they have a history of paying their rent on time as well as whether there has been issues with the tenancy or damage to the property whilst they were occupying it.
Presentation to Landlords
When we have tenancy applications and have done the background checks on each of them, we will provide our clients with the applications. We provide our clients with an understanding of the applicants including their demographic, be they a family, friends, couple, or individual as well as the information we have received from their rental checks. We are happy to provide our clients with guidance on who we believe to be the ideal tenant, but at the end of the day our clients are the ones who decide who will take over the lease of their property.
