From these inspections and from the notification of the tenants we are able to arrange for maintenance of the property. We all know that a well maintained property is more attractive and worth more to most people, which is why our team provide a range of different condition reports. We will inspect the property at both the beginning and ending of a tenancy to check if there are any elements that require maintenance. We work with out landlords to understand their views on proactive maintenance to be able to then act accordingly when it comes to general maintenance requirements of your property.
When there are tenants occupying your property, we like to think that they are being respectful of the property and treating it as if it were their own. In most cases this is true, however to confirm that the property is being well maintained, a member of our staff will personally attend the property during the tenancy for a visual inspection. We find that during these inspections we are able to pick up on any areas of concern as well as speak with the tenants about any of the minor issues they have noticed from actively living in the property.
When we become aware of property maintenance requirements within our portfolio, we like to get on top of these as soon as possible. We have seen that quick action from our end can often avoid bigger issues occurring that can be quite costly for our clients. This is obviously something we would like to avoid to ensure we are working in our clients best interests and their pockets. We like to ensure our clients are aware of the relevant maintenance issues required and receive permission for expenses before any maintenance and repair works are scheduled for the property.
If we find ourselves in a situation where there is an emergency at a property, this means that quick rectification measures are required. We always advise our clients that it is beneficial to have an allowance available for urgent repairs, for example if there is a burst pipe that causes flooding. This means we are able to call for a plumber to arrange for attendance rather than waiting to have contact and permission from the landlord, which could see greater damage caused to their property. We will always ensure that our landlords are notified of urgent repairs as soon as possible.
