When we lease a property, we first go through a range of steps to ensure that we are able to find you the right tenant. This involves tenant screening and background checks to allow us to give guidance to our clients for tenant selection. From there we are able to arrange to execute a lease agreement between the landlord and tenant with our facilitation. This is a legally binding document which outlines the terms of the rental agreement and what is expected of each party involved in the agreement. A copy of the executed agreement will be provided to both parties as well as a copy kept on record by our office.
Security Deposit Collection
As a security measure, it is a requirement that a sum of money is collected to be held as a security deposit. This is to secure the interests of the property when handing over occupation of it to your tenant. This money is held securely until the end of the tenancy, at which point it is either given back to the tenant, or held to repair any damages that have been done to the property. This is a security measure which helps our clients rest at ease knowing they have a safety net if something were to go wrong with the tenancy.
At the start of a tenancy, we outline the requirements of the tenants to pay their rent. This can be altered to suit the pay schedules of the tenants as well as the commencement of the lease. The rent is collected in advance to ensure that if there is every time that they tenants are unable to pay that the potential loss of rent is reduced. We keep in regular contact with the tenants which has helped us secure the strong track record of on time rental payments by most of the tenants within our portfolio.
Payment to Landlords
When the rent has been collected from the tenants occupying our landlords homes, we are then able to disperse this to our clients. We recommend that some funds are held in reserve to cover any emergency repairs that occur within the property, which is something we discuss with our clients at the commencement of the lease and based off the properties requirements. We are able to set up scheduled payments to our landlords so that they are able to plan their budgets and know when they will be receiving rental income.
